I. Overview of Mai Son Industrial Park – Son La:

Mai Son Industrial Zone is one of the 150 industrial zones approved nationwide under Decision No. 1107/QD/TTg dated August 21, 2006, by the Prime Minister regarding the approval of the Industrial Zone Development Plan in Vietnam until 2015 and the orientation towards 2020. It is invested and constructed in accordance with Document No. 1604/TTg-CN dated October 10, 2006, by the Prime Minister, and has been approved by the Son La Provincial People’s Committee for the investment project under Decision No. 2372/QD-UBND dated November 8, 2006.

With a total area of 150 hectares, the investment is divided into two phases:

  • Phase I covers an area of 63.7 hectares.
  • Phase II covers an area of 86.3 hectares.

It is located in Muong Bang – Muong Bon commune, Mai Son district, Son La province.

The investor of Mai Son Industrial Zone is the Management Board of Industrial Zones of Son La province. Therefore, Mai Son Industrial Zone in Sơn La province is a potential industrial zone that is attracting both domestic and foreign investors, especially those interested in developing and expanding the infrastructure of the industrial zone.

II. Geographical location of Mai Son Industrial Park – Son La:

Located in a mountainous province, adjacent to the Mai Son industrial border gate, the geographical position of the industrial zone offers several advantages:

  • It is 20 km away from Son La City.
  • It is 8 km away from Mai Son Town.
  •  It is 7 km away from Na San Airport.
  •  It is 6 km away from National Highway 6.
  •  It is 35.5 km away from Ta Hoc Port.

The industrial zone provides a diverse range of telecommunications and communication services, as well as a banking system to meet customer needs. Investors have well-invested in the infrastructure of the industrial zone, including land leveling, internal road networks, power and water supply, drainage, and wastewater treatment, to provide convenience and attractiveness.

Regarding the scope and boundaries:

Along the road connecting to National Highway 6:

  • The southwestern side borders the residential area of Doi Cong Nhan Ban Tien Xa, Muong Bon commune.
  • The northeastern side borders the production land of the State-owned One Member Limited Liability Company Nong Truong To Hieu.

Along the road leading to Hat Lot Town:

  • The southeastern side borders Ban Tien Xa, Muong Bon commune.
  • The northwestern side borders the resettlement area of Mai Chau, Muong Bang commune.

With these advantages, the industrial zone facilitates easy transportation and exchange of goods and raw materials, resulting in significant cost and time savings.

III. Infrastructure of the Industrial Park: 

Transportation System:

The transportation system in the industrial zone includes: a main road with a width of 36m, inter-district roads with a width of 21m, and local roads with a width of 21m.

Electricity System:

  • The industrial zone will utilize the national power supply, with a planned construction of a 220kv substation located 500m away from the industrial zone.
  • The project will construct a 22kv power grid underground up to the perimeter of the industrial facilities, following the current standards and regulations.
  • Power transformers with capacities ranging from 400 to 2,000kva, as well as low-voltage power grids within the factories, will be built and invested by the respective investors.

Water System:

  • Phase 1: Water supply for production will be sourced from the Nậm Pàn stream and treated, with a capacity of 2,000 – 2,500m3 per day and night.
  • Phase 2: Water supply will be sourced from the Bản Mòng – Nà Sản water system, with an estimated capacity of 20,000m3 per day and night.

Wastewater Treatment System:

The wastewater treatment system will be completely separate from the stormwater drainage system and will be arranged along the sidewalks of the road network.

Waste Treatment System:

The waste and garbage treatment facility will be located approximately 10-15km away from the industrial zone, within the waste treatment area of Sơn La town.

Firefighting System:

The industrial zone will install the fire prevention and firefighting system alongside the clean water system to ensure safety.

Communication Information:

The communication services will be provided by either the Sơn La Post and Telecommunication Company or other telecommunication companies.

IV. Industries attracting investment of Mai Son Industrial Park – Son La:

  • Processing Agricultural and Forestry Products:

Processing agricultural and forestry products such as coffee, tea, rubber latex, milk, by-products of sugar, and fertilizer production.

  • Building Materials and Mechanical Processing:

Processing building materials and engaging in mechanical manufacturing.

  • Consumer Goods Industry:

Manufacturing textile shoes, leather shoes, and textiles.

  • Environmental Industry:

Engaging in environmentally friendly industrial activities.

V. Cost of land lease and support:

  • Rent Price: $50 per square meter.
  • The annual fee for infrastructure management and maintenance is $0.4 per square meter.
  • Electricity Price: Ranging from $0.03 to $0.1 per kilowatt-hour, depending on the usage period.
  • Water Supply Price: $0.4 per cubic meter.
  • Wastewater Treatment Fee: $0.28 per cubic meter (calculated based on 80% of water consumption).
