The park’s modern facilities, convenience, and attractive incentives have resulted in a full occupancy rate of 100% to date.

Hoa Xa Industrial Park is strategically located with convenient transportation access and comprehensive infrastructure investment. The favorable incentives offered by Nam Dinh province have attracted a significant number of domestic and international investors in recent years. Notable companies that have participated in Hoa Xa IP include Najimex Joint Stock Company, Tasco Joint Stock Company, Youngone Nam Dinh Limited Liability Company, and Tan Truong Phat Limited Liability Company, among others.

II. Geographical location of Hoa Xa Industrial Park

Hoa Xa Industrial Park, situated in Loc Hoa commune, Y Yen district, Nam Dinh Province, strategically sits on National Highway 10. Being a coastal province, it leverages its transportation advantage along the coastline, facilitating smooth trade and movement of goods.

The park is adjacent to National Highway 10, connecting Thai Binh, Nam Dinh, and Ninh Binh Provinces. It conveniently lies around 85km from Hanoi, merely 2,8 km from Nam Dinh city, and approximately 88 km from the bustling port city of Hai Phong. Noi Bai International Airport is easily accessible within a distance of around 110km.

The industrial zone’s proximity to the North-South railway and deep-water ports has significantly enhanced the economic value of the region. This attracts more foreign direct investment (FDI) projects and makes warehouse and factory rentals a lucrative business model within the park, thus contributing to the country’s overall economic development.

III. Infrastructure of Hoa Xa Industrial Park

Hoa Xa Industrial Park is owned by the Industrial Park Development and Operation Company. It is fully funded by the local government’s Development and Investment Consultancy Center for Industrial Zones. It occupies 300 hectares and promotes warehouse rentals to attract investors.

Hoa Xa IP, despite its recent establishment, experiences consistent development and modernization each year. Expansion plans are already in progress.

The park’s infrastructure adheres to international standards and includes:
– A power system with a 35kV line from a 110kV transformer substation.
– A water system capable of meeting domestic and production needs, provided by a 20.000m3/day water plant.
– Wastewater treatment at a centralized plant with a capacity of 4.500m3 per day, ensuring environmental compliance.
– State-of-the-art telecommunication services for efficient communication.
– Well-designed internal roads and a main road to accommodate large vehicles.
– Thoughtful integration of green spaces, reducing emissions from rented workshops.
– Firefighting systems integrated with clean water systems, prioritizing safety.

Hoa Xa IP focuses on warehouse and factory leasing, with involvement in textile, mechanical, leather, and assembly industries, emphasizing environmental sustainability.
