Yen Phong II C Industrial Park – Bac Ninh is a component of the comprehensive master plan for Yen Phong II Industrial Park, which received approval from the Prime Minister in 2007. It aims to develop an industrial, residential, and service complex of a large scale in Bac Ninh province, making Bac Ninh a centrally governed city.

On September 11, 2018, Yen Phong II C Industrial Park was approved for investment by the Prime Minister under Decision No. 1139/QD-TTg, with a total investment capital of over 2,234 billion VND. The industrial park has a duration of 50 years, starting from the date of the investment decision.

Bac Ninh province officially established the industrial park under Decision No. 545/QD-UBND. Subsequently, the province approved the detailed construction plan at a scale of 1/2000 for the industrial park under Decision No. 413/QD-UBND on July 30, 2019.

Industrial park planning:

Yen Phong II C Industrial Park is planned with a total area of 219.22 hectares.

The functional areas within the industrial park include factory construction land, administrative and service areas, green spaces, transportation, parking lots, and technical infrastructure facilities. The functional areas align with the approved master plan of Yen Phong II Industrial Park and connect seamlessly through internal road networks in terms of location and scale.

The buildings within the industrial park are designed with modern architecture that is suitable for industrial purposes. The administrative and service buildings have heights ranging from 2 to 9 floors, while the factory buildings have heights ranging from 1 to 7 floors.

Currently, Yen Phong II C Industrial Park has completed its industrial infrastructure and is operating with over 60% of its land area occupied by exemplary projects, such as:

  • The semiconductor manufacturing project of Amkor Technology Vietnam Co., Ltd (USA) on a scale of 23 hectares with an investment capital of over 1.6 billion USD.
  • The factory construction project is for lease by KTG Industries (Vietnam).
  • The production project of automated teller machines (ATMs) by Hyosung Financial System Vina Co., Ltd (South Korea).

II. Geographical Location of Yen Phong II C Industrial Park – Bac Ninh:

Yen Phong II-C Industrial Park is located in Chờ town, Dong Tien commune, and Tam Giang commune, Yen Phong district, Bac Ninh province.

Boundaries:

  • The northern boundary is adjacent to DT.285B road.
  • The eastern boundary is adjacent to the old residential area and DT 295 road.

  • The industrial park has an internal water supply system with a designed capacity of 10,000 m3/day and night, with plans to expand it to 20,000 m3/day and night.
  • The water source is obtained from the surface water of the Cau River. Water supply pipelines with diameters ranging from D110 to D500mm are readily connected along the transportation axes within the industrial park.

Wastewater treatment system:

  • A centralized wastewater treatment system with a total capacity of 17,000 m3/day and night treats all industrial wastewater at Yen Phong II C Industrial Park.
  • Phase 1 has a treatment capacity of 7,000 m3/day and night.

Internal road system:

The main roads in the industrial park have a wide cross-section of 75 meters, including:

  • 10.5-meter-wide sidewalks on each side.
  • Branch roads within the industrial park range from 25 meters to 36 meters in width. Additionally, the industrial park has a static parking area covering over 2.6 hectares to prevent traffic congestion within the industrial park.

Communication system:

  • A telephone exchange with an estimated capacity of over 10,000 contact numbers is readily provided in technical chambers and utility ducts along the roads within the industrial park.

Fire protection system:

  • Fire hydrants are strategically placed within a 150-meter radius of the main water supply pipes. This arrangement in Yen Phong II C Industrial Park aims to ensure adequate water pressure and supply capacity. Additionally, it allows for swift response to any fire incidents that may occur within the industrial park.
  • Additionally, the industrial park has built an independent stormwater drainage system to prevent flooding within the industrial park.

Landscape and greenery system:

  • Yen Phong II C Industrial Park allocates over 10% of the total planned area for landscape and greenery systems, creating a spacious and environmentally friendly environment.

Social amenities:

  • Yen Phong residential center, located 3.5 km from the industrial park, provides amenities for workers such as accommodation for experts, dormitories for workers, and the Viglacera Vocational College…
  • Worker housing is a separate area covering 20 hectares. It is located within Yen Phong Industrial Park. The housing is situated 2 km away from Yen Phong II C Industrial Park. It offers more than 2,000 apartments specifically for workers employed in the industrial park.

  • A tax rate of 20% is applied.
  • 100% exemption from corporate income tax for the first 2 years and a 50% reduction in corporate income tax for the following 4 years.

Regarding import tax:

  • Exemption from tax for imported goods used to establish fixed assets for new investment projects.
