FOR LEASE NEW BUILD-TO-SUIT INDUSTRIAL FACTORY COMPLEX

Rach Bap Industrial Park – Ho Chi Minh City, Vietnam

Approximately 50,000 SQM – Designed Around Your Operation — Not the Other Way Around

For international manufacturers entering or expanding in Vietnam, choosing a factory is not simply a real estate decision. It is an operational decision that can influence capital expenditure, licensing, production efficiency, workforce deployment, logistics, compliance, and ultimately the success of the entire investment.

That is why TTTFIC Group approaches industrial real estate differently.

We do not simply ask:

“Which available factory would you like to lease?”

We begin with a more important question:

“What kind of factory does your business actually need to operate successfully in Vietnam?”

TTTFIC Group is pleased to introduce a new-generation industrial factory complex at Rach Bap Industrial Park, Ho Chi Minh City, Vietnam — formerly part of Binh Duong Province prior to the administrative consolidation.

The project has been conceived as a flexible industrial platform where qualified manufacturers can secure modern production space while working with TTTFIC Group to adapt the facility around their actual technical and operational requirements.

A FACTORY SHOULD FIT THE MANUFACTURER — NOT FORCE THE MANUFACTURER TO FIT THE BUILDING

Many foreign investors entering Vietnam face the same problem.

A conventional ready-built factory may be available immediately, but its column spacing, floor loading, electrical capacity, loading configuration, office layout, fire-protection design, utility requirements or production flow may not match the investor’s manufacturing process.

At the other extreme, acquiring industrial land and developing an entirely new factory independently can require substantial management resources and coordination across design, construction, investment licensing, environmental compliance, fire protection, utilities and multiple authorities.

Build-to-Suit provides a third approach.

The objective is straightforward:

Start with the investor’s production requirements, then configure the industrial facility around those requirements.

At Rach Bap, TTTFIC Group seeks to provide international manufacturers with that flexibility while reducing the burden of establishing an industrial operation in Vietnam.

THE PROJECT

The development occupies approximately 47,800 m² of land and is master-planned around six independent factory buildings, supported by dedicated office buildings and common technical infrastructure.

Each principal factory building is designed at approximately 4,600 m², allowing an investor to consider a single factory, several adjoining units, or potentially a larger integrated production footprint depending on availability and technical requirements.

The master plan incorporates:

  • 6 independent factory buildings – approximately 4,600 m² each
  • Approximately 30,000 m² total construction area
  • 3 dedicated office buildings
  • 5,000 kVA power system
  • Automatic fire protection system
  • Electrical substation and backup generator
  • Pump station
  • Wastewater treatment facilities
  • Container-truck circulation and loading areas
  • Two independent access gates
  • Security facilities
  • Parking and internal logistics areas
  • Landscaped green areas
  • Operational term through 2057

These specifications are based on the project’s currently published information and remain subject to final technical configuration and contractual documentation.

BUILT AROUND YOUR PRODUCTION REQUIREMENTS

This is where the TTTFIC approach becomes particularly valuable.

Subject to engineering feasibility, regulations, project status and the agreed lease/build-to-suit structure, we can work with the investor to evaluate requirements such as:

  • Production layout and workflow – machine positioning, material flow, production zones, assembly areas and finished-goods movement.
  • Electrical capacity – transformer requirements, production machinery loads and future expansion capacity.
  • Floor and structural requirements – depending upon machinery, racking and manufacturing processes.
  • Loading and logistics – container access, loading docks, receiving areas, warehousing and dispatch configuration.
  • Office and employee facilities – administration, meeting rooms, changing areas, canteen or supporting employee functions where required.
  • Fire protection and environmental compliance – designed and implemented according to the approved operation and applicable Vietnamese requirements.
  • Future expansion – the six-building configuration provides an important advantage for companies expecting production capacity to grow over time.

The result is not simply square meters for rent.

It is an industrial operating environment designed around the business that will occupy it.

WHY RACH BAP INDUSTRIAL PARK?

Rach Bap Industrial Park sits within one of Southern Vietnam’s established industrial corridors.

According to currently published project information, the location is approximately 55 km from central Ho Chi Minh City, 56.2 km from Tan Son Nhat International Airport, 62.1 km from Cat Lai Terminal and 103 km from Cai Mep, while Vinaconex river port is approximately 3 km from the industrial park.

For manufacturers, this creates access not only to Ho Chi Minh City’s commercial ecosystem but also to the wider industrial and logistics network of Southern Vietnam.

The industrial park itself is supported by established roads, power, water, wastewater and telecommunications infrastructure. Published information indicates a 70 MVA power capacity, Phase 1 water supply capacity of approximately 7,000 m³/day, and wastewater treatment capacity of approximately 6,000 m³/day.

That combination makes the location relevant to manufacturers considering sectors such as:

electronics • precision engineering • industrial equipment • furniture • consumer products • supporting industries • logistics • warehousing • distribution • import/export operations, subject to industry acceptance and regulatory approvals.

MORE THAN DESIGN & BUILD

TTTFIC GROUP — FROM INVESTMENT IDEA TO FACTORY OPERATION

Finding a building is only one part of establishing a manufacturing operation in Vietnam.

A foreign investor may simultaneously need to understand:

site selection → investment structure → industrial park acceptance → technical feasibility → IRC → ERC → environmental requirements → fire protection → design → construction permits → construction → utilities → recruitment → accounting → operational compliance.

Managing these elements through unrelated service providers can create gaps in responsibility, duplicated work and delays.

TTTFIC Group‘s model is intended to connect those stages.

Our published service scope includes industrial property selection and negotiation, investment and legal consulting, FDI incorporation, IRC/ERC, environmental and fire-protection procedures, Design & Build, accounting, HR and post-investment operational support.

ONE INVESTMENT. ONE ROADMAP. ONE COORDINATED PLATFORM.

Instead of handing an investor a factory key and leaving the remaining problems to them, our objective is to accompany the project from the initial industrial requirement through the establishment of an operational manufacturing facility.

EXPERIENCE THAT MATTERS

Build-to-Suit is not merely a marketing concept for TTTFIC Group.

Our team has experience supporting customized industrial projects for international investors in Vietnam, including projects associated with Song Than 3 Industrial Park and My Phuoc 3 Industrial Park.

TTTFIC‘s published materials describe its Design & Build methodology as covering the process from industrial location and investment procedures through IRC/ERC, environmental and fire-protection requirements, design, construction permitting, construction and turnkey handover.

TTTFIC Group has also successfully supported three international clients from the United Kingdom, Germany and Denmark with factories developed according to their specific requirements at Song Than 3 and My Phuoc 3 Industrial Parks.*

Those projects gave us an important understanding of what international manufacturers expect:

clarity before commitment, technical coordination before construction, accountability during implementation, and a factory that works operationally after handover.

That experience is now being brought into the Rach Bap project.

*Client identities and certain project details are not disclosed here due to commercial confidentiality.

THE TTTFIC DIFFERENCE

We believe an industrial advisor should do more than introduce property.

We first seek to understand your business.

  • What will you manufacture?
  • How much power will your machinery require?
  • How will raw materials enter the factory?
  • How will products move through production?
  • How many employees will work on each shift?
  • What environmental and fire-protection requirements apply?
  • What capacity will you require in three, five or ten years?

Only after understanding these questions should the discussion move toward the building itself.

Because the cheapest factory is not necessarily the lowest-cost investment.

And the largest factory is not necessarily the right factory.

The right factory is the one that allows your operation to perform efficiently, compliantly and sustainably for years to come.

WHO SHOULD CONSIDER THIS PROJECT?

The Rach Bap Build-to-Suit opportunity may be particularly relevant for:

  • International manufacturers establishing their first production base in Vietnam;
  • Existing FDI companies requiring additional manufacturing capacity;
  • Companies relocating or diversifying production under a Vietnam / China+1 / Southeast Asia supply-chain strategy;
  • Manufacturers whose technical requirements cannot be accommodated efficiently by conventional ready-built factories;
  • Companies seeking a long-term industrial facility without committing capital to land acquisition and full self-development;

and international corporations that prefer to work with a single local industrial investment platform capable of coordinating property, legal, technical and implementation requirements.
