I. Overview of Dong Mai Industrial Park – Quang Ninh:

Dong Mai Industrial Park – Quang Ninh was established according to Decision No. 2267/QD-UBND dated July 14, 2008 by the People’s Committee of Quang Ninh Province. It is one out of eleven industrial parks included in the overall development plan for industrial parks in Quang Ninh province until 2015 and with a vision towards 2020.

The project has a total investment of 1,200 billion VND, covering a total area of 168 hectares in Quang Yen Town, assigned to Viglacera Corporation as the main investor for construction and infrastructure development. This is the third concentrated industrial park in Quang Ninh and the second industrial park of Viglacera in Quang Ninh province, following the Hai Yen Industrial Park.

It is a highly potential industrial park in Quang Ninh province, invested in the model of clean and environmentally friendly industrial park. Up to the present time, the industrial park has attracted many clean industrial and high-tech projects with modern on-site production lines, creating a global supply chain of products.

Currently, Dong Mai Industrial Park has gained significant attention from domestic and foreign investors due to its various investment opportunities, favorable policies, and comprehensive support throughout the investment process.

In 2019, Dong Mai Industrial Park (Viglacera) successfully attracted the largest-scale Taiwanese enterprise in the world in the fields of electronics, information technology, and computers – Foxconn Group.

II. Geographical location of Dong Mai Industrial Park – Quang Ninh:

Dong Mai Industrial Park is located in Dong Mai Ward, Quang Yen Town, Quang Ninh Province.

Regional connectivity: Dong Mai Industrial Park in Quang Ninh province is situated on National Highway 18, connecting Hanoi – Bac Ninh – Ha Long – Mong Cai (Quang Ninh). The industrial park is centrally located and connected to Hai Phong city and the coastal provinces of the Northern Coastal region via National Highway 10.

III. Infrastructure of Dong Mai Industrial Park – Quang Ninh:

Internal transportation:

• The industrial park has a modern road transportation system, divided into main roads and branches, facilitating convenient movement.

Electricity system:

• Power source: Electricity is supplied from the national grid through a 110/22KV transformer station with a capacity of 2x25MVA.

Water system:

• The water plant is located within the industrial park, with a capacity of 6,500 m3/day and night.

Wastewater and rainwater drainage system:

• The wastewater and rainwater drainage systems are constructed separately.
• Wastewater from the factories is locally treated according to the new regulated standards before being discharged into the shared wastewater drainage system of the industrial park, and it is directed to the centralized wastewater treatment station.

Waste treatment:

• Waste generated by the factories in the industrial park is contractually sorted, collected, and transported out of the industrial park to avoid environmental pollution.
• The factories filter the emissions according to national standards before releasing them into the natural environment.

Wastewater treatment:

• The wastewater treatment station has a capacity of 4,800 m3/day and night.

Communication system:

• The industrial park provides modern, internationally standardized ADSL broadband communication services.

V. Investment costs in Dong Mai Industrial Park – Quang Ninh:

Infrastructure usage fee: 80 USD/m2 until 2058. The infrastructure usage fee does not include VAT and may vary depending on the location and leased land area.

Management and maintenance fee for infrastructure: 0.7 USD/m2/year.

Annual land rental fee: Paid annually according to the regulations of Quang Ninh province.

Clean water supply price: According to the pricing table of the water distribution unit as determined by the People’s Committee of Quang Ninh province.

Electricity supply price: According to the electricity pricing table of EVN (ranging from 1,555 VND to 2,871 VND/KWh).

Wastewater treatment fee: Depending on the volume of wastewater discharge.

VI. Investment Incentives:
