This industrial park is not too large compared to other industrial zones in the area, with a total area of 122,75 hectares. However, the industrial park divides the area scientifically for each specific purpose, including:

II. Geographical location:

Nhut Chanh Industrial Park is located in Ap 5, Nhut Chanh Commune, Ben Luc District, Long An Province, Vietnam. Its strategic position establishes unique connections with the surroundings.

To the East, the Vam Co Dong River forms a beneficial natural border. Towards the West, Provincial Road 832 enables seamless connectivity. Other directions also maintain practical links: to the North, there’s a connection to the Bac Tan Canal and stream; to the South, it adjoins the anticipated expanded area of Nhut Chanh Industrial Zone Phase 2.

Convenient proximity to major urban centers: Just over 30 km to downtown Ho Chi Minh City and about 15 km to Tan An Town. Located between two distinctive urban areas, Tan An Town and Ben Luc Town, creating a position.

This area also enjoys proximity to the coastline and airport. Bourbon Port is merely 1 km away by waterway, while Saigon Port is around 36 km distant. Calculated from Tan Son Nhat Airport, the distance is also reasonable, at about 37 km.

III. Infrastructure of Nhut Chanh Industrial Park:

Transportation Network:

External Connectivity: Roadway infrastructure includes Provincial Road 832, with an anticipated width of 46,5m. It features a central 15m-wide lane and two parallel 7,5m-wide lanes, separated by an 8,5m median and 7m sidewalks.

Waterway Access: The Vam Co Dong river system, vital to the southern economic hub, interfaces with industrial facilities via an approximately 500m waterfront.

Internal Linkages: A well-planned internal network consists of two main roads with widths of 25,25m and 30m. A grid of 19,5m-wide internal roads ensures safety, firefighting, medical access, and efficient movement within the industrial zone.

Power Supply:

Medium-voltage electricity from the national grid, sourced from the 22kV substation at Ben Luc (dual circuit), will be distributed to factories and workshops via underground cables.

Water Resources:

Long-term water supply from Long An Water Company. Provisionally, groundwater from 8 boreholes (100-150m deep, Q=40m3-50m3/hole) alongside Vam Co Dong River, Bac Tan Stream, and Provincial Road 832 is utilized. Raw water concentrates at a treatment plant (Q = 5.000 m3/day) for purification and distribution.

Reserve Source: Groundwater will serve as a backup once the Long An Water Plant project is operational, implementing standard water supply for production and daily use.

Communication Network:

Modern postal and telecommunication infrastructure with international standards, including MDF, phone lines, and high-speed internet, is installed by the postal and telecommunication sector to meet investor requirements.

Wastewater Treatment:

Localized wastewater treatment within each facility adheres to standards before release into the industrial zone’s sewage network. Further cleansing occurs at the industrial zone’s wastewater treatment plant with a capacity of 4.000 m3/day.

Effluent is treated to TCVN 6980-2001 standards before discharge into Bac Tan Stream and Vam Co Dong River.

IV. Investment-attracting industries of Nhut Chanh Industrial Park:

Priority is given to developing clean industries with minimal pollution, such as:

  • Processing of agricultural and seafood products, food processing, dairy, livestock, and poultry products.
  • Production of plastic, electrical appliances, high-end aluminum products, and consumer goods for domestic consumption and export such as household items, soap, cosmetics, technology products, clothing, leather, imitation leather, shoes, paper, and children’s toys.
  • Production of medicinal herbs, veterinary drugs, fertilizers, pesticides, and chemical industries serving the industrial and agricultural sectors.
  • Production of construction materials, interior decoration, frames, structures, roofing sheets, cement, and clinker grinding.
  • Production of replacement tools, equipment parts, and machinery for agricultural and industrial production.
  • Electrical assembly, electronics, refrigeration, and assembly of specialized machines and mechanical equipment.
  • Warehouses and logistics facilities of the industrial park to serve production needs.

V. Investment Costs:

Land Leasing:

  • The land meets technical requirements and has complete infrastructure.
  • Lease or transfer price: approx. 90 – 140 USD/m², excl. VAT varies with location and payment progress.
  • Management service fee: 2.183 VND/m²/year (approx. 0,1 USD/m²/year), excl. VAT, paid annually.
  • Public utility fee: 655 VND/m²/month (approx. 0,03 USD/m²/month), excl. VAT, paid monthly.
  • Wastewater treatment fee: By agreement at usage time (6,549 VND/m³, approx. 0,3 USD/m³), excl. VAT.
  • Electricity, phone, and services as per current rates in Long An Province.
  • Payment terms: 4 installments over a year (20%, 30%, 30%, 20%). Other terms by agreement.

Workshop Rental:

  • Rental price: 55.000 – 60.000 VND/m² (approx. 2,5 – 3 USD/m²), excl. VAT.
  • Infrastructure management fee: 2.183 VND/m²/year (approx. 0,1 USD/m²/year), paid annually.
  • Infrastructure maintenance fee: 655 VND/m²/month (approx. 0,03 USD/m²/month), paid monthly.

Water and Wastewater:

  • Water price: As per Long An Water Supply Company’s rate, reference: 9.200 VND/m³ (0,4 $/m3).
  • Wastewater treatment fee: By agreement at usage time (6,549 VND/m³, approx. 0,3 USD/m³), excl. VAT.

Electricity:

  • Electricity rates are regulated by the Vietnam Electricity Group (EVN). (0,05 USD/kWh)
