The total planned area of Ninh Thuy Industrial Park is 207.9 hectares, divided into two phases:

  • Phase 1: 113 hectares.
  • – Phase 2: 94.9 hectares.

Nam Van Phong General Port

Nam Van Phong General Port is located in Ninh Thuy Industrial Park and is a natural deep-water seaport with a minimum depth of 15 meters. The length of the wharf is 234 meters and the width is 35 meters, capable of accommodating general cargo and container vessels with a capacity of up to 30,000 DWT. In the future, there is potential for expansion to accommodate vessels with a capacity of up to 100,000 DWT.

The road transportation system connects the port with Cam Ranh International Airport and railway stations. Goods are imported and exported through the port via National Highway 1A to the northern and southern provinces of Khanh Hoa, and via Provincial Road 26B to the Central Highlands provinces. Nam Van Phong Port brings significant commercial benefits to businesses in Ninh Thuy Industrial Park specifically and to businesses in the surrounding area in general.

    • Road: The industrial park is located along Provincial Road 26B, connected to National Highway 1A, providing convenient transportation conditions.
    • Waterway: It is close to Hon Khoi Port (1,000DWT), and a dedicated port bridge for vessels with a capacity of 30,000 – 50,000 tons will be constructed from 2014 to 2016.

Power supply system:

  • The power system is supplied by Vietnam Electricity (EVN) with a capacity of 110/22KV – (2×40)MVA.
  • In the future, a 500 MVA power plant invested by a Japanese corporation in the same area will enhance the reliability of the electricity supply for the industrial park.

Water supply system:

  • The water source is taken from Tien Du Reservoir, with a storage capacity of 9,000,000m3, supplying the Ninh Thuy Industrial Park with a committed capacity of 20,000m3 per day.

Wastewater treatment station:

  • The biological treatment system has a capacity of 6,000m3 per day and will undergo an upgrade to handle 80% of the daily water consumption.
  • The treated water meets Grade A standards according to QCVN 40/2011/BTNMT.

Postal and telecommunication services:

  • Postal and telecommunication services are provided by leading providers in Vietnam.

Other utilities:

  • The utility center is designed in the southeastern area of the industrial park, including commercial offices, residential areas, hotels, and retail zones to meet on-site services and needs of workers and employees in the industrial park.

The total number of secondary investment projects issued investment certificates is 11, including 2 projects with foreign investment and 9 projects with domestic investment, with a total registered capital equivalent to USD 160.94 million and a total implemented capital of USD 21.7 million.

  • Corporate income tax rate of 10% for 15 years from the start of business operations. For projects in the high-tech sector, the corporate income tax rate is 10% for the entire project duration.
  • Tax exemption for 4 years from the first taxable income, followed by a 50% reduction for the subsequent 9 years.
  • Businesses can carry forward and deduct losses from taxable income for a period not exceeding 5 years.
  • 50% reduction in personal income tax for high-income individuals.
  • Import tax exemption for 5 years from the start of production for raw materials, components, and domestically non-produced finished products.
  • Import tax exemption for equipment, machinery, and transportation means used for fixed assets, as well as transportation costs for domestic workers before production or when production does not meet the requirements.
  • Enjoyment of other tax incentives applicable to areas with special socio-economic difficulties.
