The establishment of Thuan Thanh II Industrial Park – Bac Ninh took place on April 28, 2009, the People’s Committee of Bac Ninh Province issued Decision No. 537/QD-UBND.
Shun-Far Land Development Co., Ltd is the project’s investor Thuan Thanh II Industrial Park broke ground in January 2011, with a planned total area of 252.14 hectares.
The architectural designs of the construction projects are harmonious, creating a cohesive spatial planning and architecture that is compatible with the landscape of the industrial park. After over a decade of development, thanks to its synchronized and modern infrastructure investment, coupled with the advantageous location adjacent to National Highway 18, Thuan Thanh II Industrial Park has attracted numerous domestic and foreign investors. III. Infrastructure of Thuan Thanh II Industrial Park – Bac Ninh:
Foreign transportation system:
Approximately 100 meters to the west of the industrial zone is National Highway 38.
Adjacent to the northern industrial zone is the South Canal Road.
Internal transportation system:
The transportation is divided into main roads and secondary branches, with the main roads ranging from 30 to 43 meters wide.
The secondary branches consist of two lanes, with widths ranging from 15 to 25.5 meters.
Lighting systems are installed along the road routes.
Water supply system:
Water source: underground water extracted on-site.
Constructing a water treatment plant to supply water to the urban industrial zones of Thuận Thành II, with a capacity of 12,800 cubic meters per day and night, including 11,000 cubic meters per day and night for the industrial zone and 1,800 cubic meters per day and night for the urban area.
Firefighting water supply: The fire protection system operates with low pressure. Fire hydrants will be installed along the main road axes.
Electricity supply system:
The power supply in the industrial zone is ensured by the national grid with voltage levels of 35 kV and 110 kV.
The electricity supply system within the industrial zone is designed to be underground, following the road routes and encircling the industrial zone, ensuring connectivity to each plot of land in the industrial zone.
Wastewater treatment system:
The wastewater treatment capacity is 8,450 cubic meters per day and night.
The wastewater drainage system is completely separate from the rainwater drainage system. It includes a self-flowing sewer system that collects wastewater to a local treatment area reaching Grade C before discharging it into the centralized wastewater drainage system of the industrial zone.
The treated wastewater is then processed in a centralized wastewater treatment plant, meeting Grade A standards according to TCVN 6984-2001, and discharged into the irrigation system.
Waste collection system:
Waste is brought to a centralized collection site, sorted, and transported to a centralized waste treatment area.
Communication system:
Establishing a communication information center near the management area of the industrial zone and Thuan Thanh II urban area, close to the entrance of the central control system.
Installing a switchboard is planned.
The initial phase will install an accurate and reliable information pipe system to allow integration with subsequent phases.

VI. Investment Incentives Policy in Thuan Thanh II Industrial Park – Bac Ninh:
Corporate income tax:
Incentives are continuously applicable from the first year when the enterprise generates taxable income from the investment project.
If the enterprise generates no taxable income in the first 3 years from the revenue generated by the investment project, it will calculate the tax exemption or reduction period from the fourth year.
General incentives: 2 years of tax exemption, 50% reduction in the following 4 years (applying a tax rate of 20%).
Incentives for high-tech and supporting industries: 10% preferential tax rate for 15 years, 4 years of tax exemption, and 50% reduction for the following 9 years.
Import tax:
Exemption of import tax on goods used as fixed assets for the project.
Exemption of import tax for imported materials and supplies used in export production.
Exemption of import tax for production materials within 5 years from the start of production if the enterprise invests in a project under the encouraged investment list.
Value-added tax:
Exemption of value-added tax for exported goods.
