Subsequently, on January 20, 2005, the Chairman of Binh Duong Provincial People’s Committee approved the investment project for the construction and business of technical infrastructure for My Phuoc II Industrial Park, following regulation No. 222/QD-CT and Decision approving the detailed industrial park plan No. 218/QD-BXD, dated March 4, 2005.

Infrastructure investment for My Phuoc II Industrial Park is spearheaded by the Industrial Investment and Development Corporation, a One Member Limited Liability Company (Becamex IDC). With over a decade of experience in the field of industrial park infrastructure investment, Becamex IDC Corp. undertook the development of My Phuoc II Industrial Park to serve as a catalyst for comprehensive economic and social development in the northern region of Binh Duong province.

Distinguished as the first industrial park in Binh Duong province to employ a novel construction model – the “complex industry” concept. This model not only attracts industrial production projects but also incorporates service, commercial, urban, and residential projects to ensure sustainable development and to transform the northern region of Binh Duong into a “Modern Industrial City.”

The power supply for My Phuoc II Industrial Park is sourced from the 110/22kv national grid system, with a station capacity of 200KVA. Investors will enter into service contracts with licensed professional waste treatment entities in accordance with regulations.

Factory emissions undergo treatment before release into the natural environment. The exhaust gas filtration system complies with national standards, reducing the adverse environmental and health impacts of exhaust gases.

The industrial park has fully invested in and installed a public lighting system along traffic routes to cater to the requirements of businesses and workers. The street lighting electrical network is designed independently of the domestic electricity supply system. This is done to maintain a stable power supply for businesses.

Land Rent Cost

Land rent at My Phuoc II Industrial Park is $175 USD/m2/term (valid until June 30, 2056) and applies to two payment scenarios:

  1. Option 1: One-time payment divided into four installments:
    • Stage 1: 40% of the total rental value payable within 14 days immediately after signing the Land Lease Contract.
    • Stage 2: 20% of the total rental value due 6 months after signing the Land Lease Contract.
    • Stage 3: 20% of the total rental value due 12 months after signing the Land Lease Contract.
    • Stage 4: 20% of the total rental value due 18 months after signing the Land Lease Contract.
  2. Option 2: Annual payment, with payments in two installments in January and July each year.
