The approved total area of Thuan Dao Industrial Park is 815 hectares, which is allocated to the investor, Dong Tam LLC, and divided into three phases:

  • Phase 1: 113 hectares (already leased out and reached 100% occupancy)
  • Phase 2: 189 hectares (already developed and in operation)
  • Phase 3: 461 hectares (currently under development)

II. Geographical location:

Thuan Dao Industrial Zone, situated in Ben Luc town, Long An province, Vietnam, interfaces with surrounding areas as follows on all sides, according to Long An province’s map:

  • To the East, it borders Provincial Road 830.
  • To the West, it adjoins Long Cang – Long Dinh road.
  • To the North, it meets Rạch Chanh.
  • To the South, it connects with the parallel canal of Noi Dong.

Positioned as a strategic trading gateway, the industrial zone has convenient access to key destinations such as:

  • National Highway 1A: 2km away.
  • Ring Road 4 – Industrial Zone: 2km away.
  • Ring Road 3 – Industrial Zone: 5km away.
  • Saigon – Trung Luong Expressway: 7km away.
  • Ho Chi Minh City Center: 30km away.
  • Tan Son Nhat International Airport: 35km away.

Transportation System:

Internal roads:

  • The system of roads inside the industrial park is made of hot asphalt concrete from the entrance of the industrial park to the final point.
  • The roads have a wide range from 16 to 30m and meet the Vietnam H30 standard of the Ministry of Transport.

External roads: The industrial park is well-connected to many major roads, including:

  • Nguyen Trung Truc Road with a width of 30m connecting Thuan Dao to National Highway 1A.
  • Long Cang – Long Dinh Road with a width of 24m connecting Thuan Dao to Ben Luc town, Long An province.
  • Provincial Road 830 with a width of 24m directly connects the industrial park to Can Duoc town, Long An province.
  • National Highway 50 connects Thuan Dao Industrial Park to Long An International Port, Cat Lai Port, and Hiep Phuoc Port in Ho Chi Minh City.

Electricity System:

The entire industrial park uses a large amount of electricity supplied by a series of large-scale transformer stations, including:

  • Ben Luc transformer station with a capacity of 40 + 63 MVA operating at 110V/22KV.
  • Rach Chanh – Can Duoc transformer station with a capacity of 40MVA operating at 110V/22KV.
  • The transformer station was built inside Thuan Dao Industrial Park with a capacity of 65MVA operating at 110V/22KV.
  • The natural gas supply station (CNG) serves the production needs of businesses operating in the industrial park. This facility has a minimum capacity of 6.000m3/hour

Clean water supply system:

The factories supplying water to the industrial park include:

  • Go Den Water Plant with a capacity of 7.200m3/day and night operation.
  •  Hoang Long Water Plant with a capacity of 10.000m3/day and night operation.
  •  Long An Water Supply Plant operates with a capacity of 60.000m3/day and night.

Stormwater drainage system :

To prevent flooding in the entire export processing zone, the investor of Thuan Dao Industrial Park constructed a system of covered culverts, dams, and one-way valves that drain into the Rạch Chanh and lead to the Vam Co River.

Wastewater treatment system:

The industrial cluster has built a centralized wastewater treatment system on a 15.000 square meter land area with F600-800 pipelines. Businesses develop the plant’s operating capacity in phases to meet their production needs:

  •   Phase 1: 2.500m3/day.
  •  Phase 2: 5.000m3/day.

Regarding wastewater treatment standards:

  •  Businesses are responsible for treating wastewater after the production process according to the A-QCVN 40:2011/BTNMT standard.
  • The industrial park ensures water filtration operations comply with A-QCVN 40:2011/BTNMT standards.

Regarding monitoring stations:

Thuan Dao Industrial Cluster invests in an automated monitoring station system that can intelligently check wastewater before discharging it all into Rạch Chanh.

Communication information system:

  • To ensure smooth communication at all times, dedicated numbers connect the telephone system.
  • High-speed internet transmission lines are provided by VNPT Long An to support all communication needs of businesses via Fax, Email, Data, etc.
  • The industrial park is expected to install MDF to upgrade the quality of telecommunications.

Firefighting system:

This place is equipped with a specialized firefighting vehicle and fire-fighting water supply system along the roads. For every 150 meters of road, they install a water supply column with a size of 100mm.

Other utilities:

At Thuan Dao Industrial Park, the investor has set aside a land fund of up to 28 hectares to build a series of utilities, such as:

  • Customs office to support import and export procedures as prescribed.
  • Banking system to quickly resolve issues related to currency transportation and investment sources.
  • Central post office connecting businesses with customers and partners.
  • Hospital, kindergarten, housing area, sports area, and commercial center serving the educational, shopping, and healthcare needs of workers.
  • A series of food and beverage facilities such as restaurants, eateries, and canteens.

Sunday 04:00 – 22:00

  • Off-Peak Hours 1.100 VND/KWh (approximately $0,047/KWh) From 22:00 to 04:00 the next morning
  • Peak Hours 3.076 VND/KWh (approximately $0,13/KWh) Monday – Saturday 09:30 – 11:30 17:00 – 20:00

Water Usage Fee:

  • 13.750 VND/m3 (excluding VAT) (approximately $0,6/m3)

Telephone and Internet Usage Fee:

  • According to VNPT’s pricing table.

Infrastructure Maintenance Fee:

  • 1.000 VND/m2/month (excluding VAT) (approximately $0,043/m2/month)

Management and Operation Fee:

  • 500 VND/m2/month (excluding VAT) (approximately $0,022/m2/month)

Wastewater Treatment Fee:

  • 8.250 VND/m3 (excluding VAT) (approximately $0,36/m3)

Wastewater volume is calculated based on 80% of the investor’s monthly water supply.
