I. Industrial park information:

• My Phuoc Tay Industrial Clusters is located at My Phuoc Tay Industrial Cluster, located in Long Phuoc Hamlet, My Phuoc Tay Commune, Cai Lay Town, Tien Giang Province.
• Decision number: 4485/QD-UBND. Province/City: Tien Giang.
• The investor is Truong Hoang Long Construction Technology Joint Stock Company.

II. Location and boundary of My Phuoc Tay Industrial Clusters: 

The expected planning area’s scope, boundaries, and area are as follows:

• To the East, it borders Canal 21 (435m in length).
• To the West, it borders the land of the household of Do Van Hanh (475m in length).
• To the South, it borders Provincial Road 865 (1067m in length).
• To the North, it borders Canal 500 (1120m in length).

III. Land size of My Phuoc Tay Industrial Clusters:

The total planned area is 49.30 hectares, including:

• The width of the protection corridor for Provincial Road 865, which is approximately 31.25 meters on each side (based on Decision No. 1454/QD-TTg dated September 1, 2021, by the Prime Minister approving the road network planning for the period 2021-2030, with a vision to 2050; in which Provincial Road 865 will be upgraded to National Highway 30B (NH30) with a planning level of level III plain; 2-4 lanes; and Decree No. 11/2010/ND-CP dated February 24, 2010, by the Government, regulating the management and protection of road transport infrastructure structures and Decree No. 100/2013/ND-CP dated September 3, 2013, by the Government amending and supplementing some articles of Decree No. 11/2010/ND-CP dated February 24, 2010): 3 hectares.
• The land area for the protection corridor of the irrigation works of Canal 500 and Canal 21 (grade 2, grade 3) according to Decision No. 01/2011/QD-UBND dated January 12, 2011, by the Provincial People’s Committee (now Decision No. 04/2019/QD-UBND dated March 15, 2019), promulgating regulations on management, exploitation, and protection of irrigation works, embankments in Tien Giang Province, in which the protected adjacent area is greater than 10 meters, with an area of 1 hectare.
• The remaining area for project construction is 45.30 hectares, which is calculated as 49.30 hectares – (3 hectares + 1 hectare).

IV. Transportation system: 

Land transportation:

• The main road of the industrial park is DT.865 road.
• The planners have rationally planned the internal transportation system within the industrial park to ensure easy and convenient access for vehicles to each plot.
• They calculated the cross-sectional scale of the road surface based on the design cross-section of 3.75m for a lane of motorized vehicles and 3.0m for a lane of non-motorized vehicles.
• The internal transportation system within the industrial park is divided into two road levels: main roads and local roads. The transportation network includes the following road types.
• Main road: The planned road width is 27m, with a road surface of 15m, sidewalks of 10m (2×2.5m), and a median strip of 2m. The construction boundary is set at a distance of 23.5m from the road center.
• Local roads: The planned road width for N1, N2, D2, and D3 is 16m, with a road surface of 7m, and sidewalks of 9m (2×4.5m). They set the construction boundary at a distance of 18m from the road center.

Water transportation:

• Currently, the Nguyen Van Tieu Canal in front of the industrial park is the main water transportation route in the area.
• One can plan wharves to serve water transportation on the branch canals of the Nguyen Van Tieu Canal, such as Channel 1 and My Dong Canal, Channel 500.

V. Industry attracting investment of My Phuoc Tay Industrial Clusters:

The industries planned to be located in the My Phuoc Tay Industrial Park according to the approved plan include:
